Job Scope

Work closely with the Senior Property Manager to coordinate contracted capital and tenant improvement projects.

Job Responsibilities
  • Maintain proper tenant relations by periodic visits, e-mails and telephone conversations to ensure a high standard is maintained regarding all facets of building operations and services
  • Coordinate all tenant requests, including moving, deliveries and any special request
  • Prepare approval forms for purchase order requests
  • Oversee the Building Office, Engineering, Security and Cleaning contract services
  • Maintain, implement and perpetuate the policies and procedures of Brookfield Office Properties
  • Management and approval of employee hours worked
  • Conduct daily inspection walk-throughs of common areas, including lobbies, multi-tenant corridors and restrooms and building exterior
  • Conduct monthly inspections with cleaning contractor
  • Coordinate and follow-up with vendors on various building works
  • Coordinate construction and alterations with both Building and Tenant construction contractors
  • Oversee construction in the Building, including coordination with Expeditor for Building Department Permits, Special Inspections and necessary sign-offs
  • Maintain a positive work atmosphere by acting and communicating in a manner so that you get along with customers, clients, co-workers and management
  • Maintain Building Contract sheet
  • Prepare Contract Approval Forms
  • Prepare Contracts for vendors and contractors working on building capital and non-recurring projects
  • Maintain Project Folders
  • Update Capital Improvements and Non-Recurring Projects' schedule
  • Prepare RFP's for Capital and Non-Recurring projects
  • Prepare Approval Forms for non-budgeted project
  • Prepare, track and maintain Project Status Sheets
  • Conduct Leasing walk-throughs
  • Attend variety of meetings and provide detailed summary to Supervisor
  • Additional tasks, as directed by Supervisor

Technical Experience
  • Proficient with Microsoft Office Products (Outlook, Excel)
  • Experience with Yardi, Procore / Honest Building is a plus
